Englewood Quadrant by Quadrant

Englewood sits in the South Platte River Valley directly south of Denver, and much of what concrete contractors do here is replacement. A building boom after 1948 meant most of the city was built up by 1960, and homes in the northwest quadrant go back to the 1910s. The 2020 census counted 33,659 residents on about 6.6 square miles. In a city this established, the slabs, steps and walks have had decades to crack, settle and wear.

How the city is laid out

Central Englewood is split into four parts by Hampden Avenue and Broadway, and each part tends to bring us different work.

Northwest. The oldest section, with downtown and homes dating to the 1910s. Expect front steps that have pulled away from porches, narrow walks and alley garages with worn floors.

Southwest. Newer housing, plus much of the city's industrial base and Belleview Park. Driveway replacements and patios are common here.

Southeast. Almost entirely residential. Postwar homes with original driveways and backyard slabs that are ready for replacement.

Northeast. The hospital district around Swedish Medical Center and Craig Hospital, with houses mixed among medical buildings.

Why century-old steps fail

Older front steps were often poured as a separate block resting against the house, with no footing below the frost line and no steel tying them to anything. Over the decades, frost and settling pull them away from the foundation and tip them forward. When we rebuild a set, we pour on a proper footing, add reinforcement, and set a consistent rise and run so every step is the same height.

A milder climate, still cold enough

Englewood's climate is described as similar to Denver's but slightly milder, with a January mean low of about 19°F and a record low of −33°F. Mild days followed by freezing nights are hard on concrete. We use an air-entrained mix for all exterior work, finish the surface without adding water, and keep the slab damp or sealed while it cures.

Alley garages and detached outbuildings

Many older Englewood lots have a detached garage off an alley. Those garage floors are often cracked, sunken at one corner or broken where the alley apron meets the door. A new garage slab starts with removing the old one and checking the base. We pour a level floor with a slight pitch toward the door, and we can extend the slab into a parking pad off the alley.

What we build in Englewood

  • Driveways replaced from the garage to the street or alley
  • Patios, plain or stamped, sized to the backyard
  • Sidewalks and steps rebuilt with footings and matching risers
  • Garage and shed slabs for alley garages and backyard sheds
  • Concrete repair and replacement of individual sections

Matching old and new

In a city with so many older homes, a common question is whether new concrete will match what is already there. It will not match perfectly at first, because new concrete is lighter and the old surface has weathered. Over a few seasons the difference fades. If an exact look matters, the cleaner option is replacing a whole visual section, such as the entire front walk or the full driveway, rather than a single panel in the middle.

Before the pour

We confirm with the City of Englewood whether the project needs a permit, particularly for any work on the public sidewalk or an alley approach, and we include that in the schedule.

Englewood Questions

My front steps are pulling away from the house. Can you fix them?

Usually the lasting fix is to remove the old steps and pour a new set on a proper footing with reinforcement. That stops the steps from tipping away again.

Can you replace an alley garage floor without tearing down the garage?

Yes. We break out the old floor inside the garage, prepare the base and pour a new slab. The walls stay in place, though the garage has to be empty during the work.

Do older Englewood homes need anything special?

Older homes often have shallow foundations and tight lot lines. We dig carefully, protect foundations and fences, and check grades so water moves away from the house.
