Ken Caryl Concrete, From the Valley Floor Up

Ken Caryl is an unincorporated community in Jefferson County with 33,811 residents in 2020, and it is one of the larger places our concrete contractors serve south of Lakewood. Its history is ranch history. The land changed hands through the 1800s and early 1900s, and John Shaffer bought it in 1914 and renamed it after his sons. In 1971 Johns-Manville acquired the property, built a corporate campus and started housing. By 1997 most of the neighborhood homes were complete, and about 6,000 acres had been dedicated to Jefferson County Open Space.

Concrete on a 25- to 50-year clock

That timeline puts most Ken Caryl driveways and patios somewhere between about 25 and 50 years old. Concrete at that age often shows:

  • Hairline cracks that have opened wider over time
  • Pop-outs and surface scaling where water got in and froze
  • Patios that have sunk a bit next to the house, sending water toward the foundation
  • Driveway panels that settled unevenly where utility trenches were backfilled

Some of this can be handled with targeted repairs. When several problems show up together, replacing the slab usually costs less over time than patching it again and again.

Between the foothills and the hogback

Ken Caryl Valley sits between the mountain foothills on the west and a hogback ridge on the east, formed when sedimentary layers were pushed up about 70 million years ago. Lots here often slope, and some back up to open space. On sloped lots we set grades carefully so a new patio or driveway carries water around the house, and we build retaining edges or steps where the ground falls away.

Special districts, not a city

Ken Caryl does not have a city government. Services come from the Ken Caryl Ranch Metropolitan District and Ken Caryl Ranch Water District, with Jefferson County handling permits and roads. Many neighborhoods also have their own design rules for exterior changes. Before we pour, we check what the county requires and ask whether your neighborhood needs approval for colors, patterns or new slabs.

Patios for open-space views

Many homes here back up to trails and open land, which makes the backyard patio the main event. Stamped concrete in earth tones fits the setting, and a broom-finished walk around the side of the house adds a clean path to the gate. If you want a fire pit area, we can pour a separate pad at the right height and leave a clean edge for stone or pavers around it.

Thinking about the next 30 years

A well-built concrete driveway or patio can last for decades. To get there, the base needs to be compacted, the slab needs the right thickness for its use, joints need to be cut on time, and the surface needs proper curing. After that, a sealer every few years and no salt on young concrete go a long way. When we replace concrete in Ken Caryl, we build it so the next replacement is a long way off.

The Manor House era

The Manor House, built by John Shaffer after 1914, still stands and has housed weddings and served food on and off in recent years. It is a reminder that this was ranch land long before it was a suburb, and the ground under a Ken Caryl slab can range from old pasture soil to rocky fill near the ridges. We dig test spots to see what the base is before forming.

Ken Caryl Questions

Does my Ken Caryl neighborhood need to approve a new patio?

Some neighborhoods have design rules for exterior changes. We suggest checking with your association early, and we can provide a drawing and color samples for an application.

My driveway is about 30 years old. Should I replace it?

Age alone is not the deciding factor. If it is level and mostly intact, sealing and repair may be enough. If it has sunk, scaled heavily or broken apart, replacement makes more sense.

Can you pour on a lot that backs up to open space?

Yes. We keep all work and staging on your property, protect the open space edge and grade the slab so runoff does not wash toward the trail or the house.
